What is a measurement or floorplan service?

A floorplan service is just what it sounds like: Based on what you want, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a floorplan service, an appraiser measures the property with a measuring tool — generally a tape or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch the property. Then, the appraiser creates a report and detailed floorplan showing the total square footage of the house and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a measurement service?

Property taxes

Tax records frequently reflect incorrect square footage because the values can come from several sources, and occasionally go unverified — which means you may be taxed for more square footage than you actually own! Unless a certified appraiser has recently performed a valuation on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before challenging what you're taxed. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Marketing a listing

A floorplan service can ensure that you're paid fair market value for your house. Living space is one of the biggest factors potential buyers examine when purchasing a house — but since square footage values are often estimated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price for your property, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to refer to a previous appraisal or measurement service carried out by a certified appraiser (after any updating that may have affected square footage).

For agents

To make certain that your client's home sells at a price that correctly reflects market value, we advise seeking a floorplan service for the property. Clients, and potential buyers, will be grateful for your scrupulousness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tactic for getting potential buyers interested because they can review the layout and attributes of the home before and after a tour.
